Reflections from Ownership 360 at the Luxury Living & Design Expo

Every successful real estate market is shaped by more than buildings, infrastructure and capital. It is shaped by conversations.

Conversations that challenge assumptions, explore opportunities, and help buyers, developers and investors make more informed decisions.

That is precisely what Ownership 360 set out to achieve during last year's Luxury Living & Design Expo, an industry forum hosted by Village Market in partnership with BuyRentKenya. The expo has grown into one of Kenya's leading platforms for property, architecture, design and development, bringing together developers, investors, consultants, architects and homebuyers to discuss the forces shaping the future of the built environment. Rather than simply showcasing projects, Ownership 360 provided something arguably more valuable: perspective. AVAAR was happy to contribute to that conversation alongside respected industry leaders:

Together, the panel explored three themes that continue to influence Kenya's real estate landscape today:

  • Investing in Kenya's Real Estate Market

  • New Taxes, Tougher Times?

  • The Building Boom

While markets evolve and regulations change, the principles behind successful property decisions remain remarkably consistent.

Looking Beyond the Headlines

Real estate conversations often focus on price movements, construction activity or the latest development launch.

Ownership 360 encouraged a broader perspective.

Each topic challenged attendees to think beyond immediate market conditions and instead consider the structural forces influencing long-term value - from taxation and regulation to urban expansion, infrastructure investment and changing buyer behaviour.

For investors, this means recognising that property is rarely just about today's opportunity. It is about understanding tomorrow's market. For developers, it reinforces the importance of creating products that remain relevant long after construction is complete.

And for buyers, it highlights why informed decisions are often the most valuable investment of all.

Understanding the Role of Nairobi

During the discussion, AVAAR Co-Founder Samah Rustam reflected on Nairobi's role within Kenya's property ecosystem:

“Nairobi serves as the economic engine and business nerve of Kenya, making it an anchor for investors seeking predictable returns.” The statement captures an important principle that continues to shape investment strategies today.

As Kenya's commercial capital, Nairobi continues to attract business growth, infrastructure investment, multinational headquarters and a growing professional workforce. These fundamentals create resilience that extends beyond individual market cycles, making the city an important benchmark when assessing long-term property performance.

Rather than chasing short-term trends, successful investors often begin by understanding the economic fundamentals supporting demand.

Why Conversations Like These Matter

One of the most valuable aspects of Ownership 360 was the diversity of expertise represented on stage. Legal insight, market intelligence, valuation, investment strategy and development consulting each offered a different lens through which to understand the same market.

That multidisciplinary approach reflects how modern property decisions should be made.

Today's buyers are asking different questions.

Developers are designing differently.

Investors are evaluating risk more carefully.

The market has matured, and with it has come a greater need for informed, evidence-based discussion rather than speculation. Ownership 360 exists to bring those conversations into the open.

Looking Ahead to This Year's Ownership 360

Those conversations continue.

AVAAR is once again joining the panel at this year's Ownership 360, taking place during the Luxury Living & Design Expo at Village Market.

On Saturday, 1 August at 12:30 PM, AVAAR Co-Founder and Growth Lead Sadia Rajput will join representatives from The Kenyan Wall Street, Ashitiva Advocates LLP, and Beacon Africa Consultants to explore the issues shaping Kenya's evolving property landscape.

Whether you are purchasing your first home, expanding an investment portfolio or developing the next generation of residential communities, these conversations provide an opportunity to hear directly from professionals working at the forefront of the industry.

Because better developments begin with better conversations. And better property decisions begin with understanding.

Join the Conversation

The Luxury Living & Design Expo returns to Village Market from 31 July to 2 August, bringing together leading names in real estate, architecture, design and construction for three days of exhibitions, networking and expert-led discussions.

If you're attending this year's expo, we'd love to meet you!
